Trash Disposal. Tenant shall provide trash bins or other adequate garbage disposal facilities within the trash enclosure areas provided or permitted by Landlord outside the Leased Premises sufficient for the interim disposal of all of its trash, garbage and waste. All such trash, garbage and waste temporarily stored in such areas shall be stored in such a manner so that it is not visible from outside of such areas, and Tenant shall cause such trash, garbage and waste to be regularly removed from the Property. Tenant shall keep the Leased Premises in a clean, safe and neat condition free and shall keep the Leased Premises and the Common Areas clear of all of Tenant’s trash, garbage, waste and/or boxes, pallets and containers containing same at all times (provided that the same may be kept in covered structures in the Exclusive Use Common Areas if permitted by Laws).

Removal of trash and recycling in lab areas. Subject to the terms and conditions of Section 13(a) of the Lease, such removal of trash shall include trash labeled “Biohazard Autoclave” that has been properly and lawfully treated and disposed of in legally required biohazardous disposal bags; provided, however, in no event shall such trash include needles or other “sharps”.

Tenant shall locate the Trash dumpster serving the Building in a location reasonably acceptable to Landlord. Landlord hereby agrees that the location of the Trash dumpster as of the Execution Date is an acceptable location.

To provide its own dumpster for trash and store in the location designated for such storage on Exhibit A-2, and contract directly with a qualified trash hauler for the timely removal of all trash. Tenant shall not leave or store any materials or trash on the Paring Areas or other common areas of the Building and shall not litter such Parking Areas and common areas.

Contractor is responsible for removal of all trash from the building. Do not use building trash containers. Dispose of all pallets and packaging whether owner or contractor supplied. See Property Management office for disposal of used or existing material and equipment.
