Tenant shall have the option to extend the Term of this Lease for two (2) five (5) year extension term(s) (“Extension Term(s)”) provided # no Event of Default shall exist at the time such option is exercised and # Tenant shall give written notice to Landlord of its exercise of such option not less than twelve (12) months prior to expiration of the original term, time being of the essence for the giving of such notice. All of the terms and provisions of this Lease shall be applicable during the Extension Term except # Tenant shall have no option to extend the Lease Term beyond the Extension Term(s) and, # the Basic Rent for the Extension Term shall be at the then Market Rent but no less than the prior year’s Basic Rent.

Option to Extend. Landlord hereby grants to Tenant the option to extend the term of the Lease for one (1) five (5)-year period (the "Extension Option") commencing when the initial lease term expires upon each and all of the following terms and conditions:

Option to Extend. Unless Sublessor elects, in its sole and absolute discretion, to occupy the Sublease Premises following the Expiration Date, Subtenant shall have the option to extend (the “Option to Extend”) the Term of this Sublease for one (1) year (the “Option Term”), provided that the Option Conditions (as defined below) are satisfied.

Option to Extend. [Article 15] of the Initial Lease remains in full force and effect, as amended by this paragraph. Paragraph 15.1 of the Initial Lease is hereby amended and restated in its entirety as follows:

Option to Extend. Subtenant may extend the Sublease Term for one (1) period of sixty (60) months, on the same terms and conditions (including the Base Rent calculation), provided that Subtenant gives notice of its exercise of its option to extend to Sublandlord not later than three (3) months prior to the Sublease Termination Date.

Provided Tenant is not in default under the Lease as amended hereby (after any applicable notice and lapse of applicable cure periods) as of the date of exercise or the end of the New Premises Term, Tenant shall have one (1) option to renew the Lease as amended hereby (“Renewal Option”) for the entire Premises then leased by Tenant for one (1) period of three (3) years (“Renewal Term”), exercisable by giving written notice thereof (“Renewal Notice”) to Landlord of its exercise of the Renewal Option no later than twelve (12) months prior to the expiration of the New Premises Term.

Option To Extend. The Conditions to Exercise of Options set forth in section 4.E.(i) and 4.E # of the lease as amended by [section 6] of the SIXTH Amendment are hereby deleted and are no longer in effect as of the date of the signing of this SEVENTH Amendment. No further options to extend the Lease are available to Tenant.

Option to Extend. Landlord grants Tenant the right to extend this Lease for two additional periods of five years each by giving Landlord nine (9) months prior written notice. All terms and conditions of the Lease during the extension terms shall remain the same, with the exception the new Basic Annual Rent for each renewal period shall be Fair Market Rental (as defined herein).

Option to Extend. Tenant will have one (1) option to extend the lease for either three (3) or five (5) years at the May 2022 rate, with 3% bumps each year thereafter. The Tenant must notify the Landlord in writing at least 120 days before the expiration date as to their intentions to extend and for what term.
