Operation of Property. From the Effective Date through and including the Closing Date, Seller agrees to operate and maintain the Property in the normal course of business substantially in accordance with Seller's past practices with respect to the Property, normal wear and tear excepted.

From and after the Effective Date and through and including the relevant Closing, Seller shall operate and manage the Real Property in the same manner in which it is being operated as of the Effective Date, maintaining present services, and shall maintain the Real Property in its same repair and working order; shall keep on hand sufficient materials, supplies, equipment and other personal property for the efficient operation and management of the Real Property in the manner in which it is being operated as of the Effective Date; and shall perform, when due, in all material respects, all of Seller’s obligations under the Contracts, the Leases, governmental approvals and other agreements relating to the Real Property and otherwise in accordance in all material respects with applicable Laws, ordinances, rules and regulations affecting the Real Property.

Borrowers shall cause the use and operation of each Property to be conducted at all times in a manner consistent with general industrial, commercial and light manufacturing uses (in each case consistent with the permitted use of each Property as of the Closing Date), with the appropriate ancillary uses and amenities and
