On Site Food Service. By no later than the Rent Commencement Date for the Initial Premises, Landlord shall use commercially reasonable efforts to enter into a lease or other arrangement with a third party operator for space on the first floor of the Building not to exceed approximately 6,299 rentable square feet in area as shown on Exhibit A attached hereto (“On Site Food Service Area”) or the purpose of establishing and operating a restaurant (“On Site Food Service”). Landlord makes no guaranty, promise, or assurance that it will, in fact, enter into such an agreement for On Site Food Service, and the terms of such agreement (if any) shall be satisfactory to Landlord in the exercise of its sole and absolute discretion. Landlord’s obligation to use commercially reasonable efforts shall be satisfied in full if Landlord performs the following: # Landlord directs its broker in writing to identify potential providers of the On Site Food Service, # Landlord solicits written proposals from at least 3 potential providers of the On Site Food Service, and # Landlord interviews at least 2 potential providers of the On Site Food Service.

Unless prohibited by travel restrictions outside of your control, you will be expected to be on site at Parent’s place of business on an as-needed basis to perform the requirements of your role as mutually agreed with the CEO. Business travel on behalf of Parent will be considered as time spent on-site at Parent. The requirements for your on-site presence will be reviewed with the Parent on an ongoing basis. In order to support your on-site presence, the Company will pay for your flights to and from Vancouver, BC and your accommodation during your travel to Vancouver, BC.

Evoke acknowledges that as of the Effective Date, the Premises, the Eversana standard operating procedures and such observed practices and procedures are acceptable to Evoke with respect to the performance by Eversana of its Services hereunder.

Business travel on behalf of Parent will be considered as time spent on-site at Parent. The requirements for your on-site presence will be reviewed with the Parent on an ongoing basis. In order to support your on-site presence, the Company will pay for your flights to and from Vancouver, BC and your accommodation during your travel to Vancouver, BC.

On-Site Expectations. You will be expected to be on site at Parent’s place of business an average of ​ weeks per month at a minimum. Business travel on behalf of Parent will be considered as time spent on-site at Parent. The requirements for your on-site presence will be reviewed with the Parent on an ongoing basis. In order to support your on-site presence, the Company will pay for your flights to and from Vancouver, BC and your accommodation during your travel to Vancouver, BC.

Storm water shall drain through an engineered system IF required by local, state and federal requirements (some surface drainage is anticipated).

On-Site Employees. Under no circumstances shall Purchaser be obligated to offer employment to Seller’s employees.

All landscaped areas shall be designed in accordance with the landscape requirements above and beyond the local codes and authorities having jurisdiction, including the applicable Codes, Covenants and Restrictions. Landscaping shall extend to the city street including all ROW areas. A complete underground automatic irrigation system shall be provided for all landscaped areas. A separate water meter shall be provided to segregate irrigation water usage.
