Tenant Access. Prior to TenantTenant's entry into the New Premises as permitted by the terms of this [Section 6]6.4], Tenant shall submit certificates of insurance reasonably acceptable to Landlord and shall submit a schedule to Landlord and Contractor,(and Landlord's contractor, if so requested by Landlord), for their approval, which schedule shall detail the timing and purpose of TenantTenant's entry. Tenant shall hold Landlord harmless from and indemnify, protect and defend Landlord against any loss or damage to the New Building or New Premises and against injury to any persons caused by TenantTenant's actions pursuant to this [Section 6]6.4].

Tenant’s Access Rights. Landlord hereby agrees to permit Tenant Access. Provided that Tenantaccess, at Tenant’s sole risk and its agents do not interfere with Contactor’s work in the Building and the Premises (including by the use of non-union vendors without prior coordination with Landlord), Contractor and Landlord shall allow Tenant accessexpense, to the Premises at least thirty (30)# 45 days prior to the Substantial CompletionCommencement Date to perform any workTenant’s Work”) required by Tenant other than Landlord’s Work, provided that such Tenant’s Work is coordinated with the Tl Architect and the general contractor, and complies with the Lease and all other reasonable restrictions and conditions Landlord may impose, and # prior to the completion of Landlord’s Work, to inspect and observe work in process; all such access shall be during normal business hours or at such other times as are reasonably designated by Landlord. Notwithstanding the Landlord’s TI Work without payment of Rent for the purpose offoregoing, Tenant installing equipment, furniture or fixtures (including Tenant’s data and telephone equipment) inshall have no right to enter onto the Premises or the Project unless and preparing the Premises for occupancy. Prior to Tenant’s entry into the Premises as permitted by the terms of this [Section 6],until Tenant shall submit a scheduledeliver to Landlord evidence reasonably satisfactory to Landlord demonstrating that any insurance reasonably required by Landlord in connection with such pre-commencement access (including, but not limited to, any insurance that Landlord may require pursuant to the Lease) is in full force and Contractor, for their approval, which schedule shall detail the timing and purpose of Tenant’s entry.effect. Any entry by Tenant shall holdcomply with all established safety practices of Landlord’s contractor and Landlord harmless fromuntil completion of Landlord’s Work and indemnify, protect and defend Landlord against any loss or damage to the Building or Premises and against injury to any persons causedacceptance thereof by Tenant’s actions pursuant to this [Section 6].Tenant.
