Hazardous Substance” shall mean, without limitation, any flammable explosives, radon, radioactive materials, asbestos, urea formaldehyde foam insulation, polychlorinated biphenyls, petroleum and petroleum products, methane, hazardous materials, Hazardous Wastes, hazardous or Toxic Substances or related materials as defined in CERCLA, the Hazardous Materials Transportation Act, as amended (49 U.S.C. [Sections 1801], et seq.), RCRA, pesticides, herbicides, sewage, sludge, industrial slag, solvents and/or any other applicablesimilar substances, materials, or wastes and including any other substances, materials or wastes that are or become regulated under any Environmental Law and in the regulations adopted pursuant thereto.(including any that are or become classified as hazardous or toxic under any Environmental Law).

Hazardous Substance” shall mean, without limitation,Materials” means any flammable explosives,chemical, material, waste or substance that is prohibited, limited or regulated by or pursuant to any Environmental Law, and any petroleum products, distillates or byproducts and all other hydrocarbons, radon, radioactiveasbestos or asbestos-containing materials, asbestos, urea formaldehyde foam insulation, polychlorinated biphenyls, petroleumchlorofluorocarbons and petroleum products, methane, hazardous materials, Hazardous Wastes, hazardous or Toxic Substances or related materials as defined in CERCLA, the Hazardous Materials Transportation Act, as amended (49 U.S.C. [Sections 1801], et seq.), RCRA, or anyall other applicable Environmental Lawozone-depleting substances, and in the regulations adopted pursuant thereto.heavy metals.

[Sections 1801], et seq.), RCRA, orwords of similar import, under any applicable Environmental Law; and # any other applicablechemical, material or substance regulated under any Environmental Law and in the regulations adopted pursuant thereto.Law.

[Sections 1801], et seq.), RCRA, or any other applicable Environmental Law and in the regulations adopted pursuant thereto.environment.
