“Hazardous Materials” shall mean # any petroleum or petroleum products, radioactive materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, polychlorinated biphenyls, and radon gas; # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous waste,” “toxic substances,” “toxic pollutants,” “contaminants,” or “pollutants,” or words of similar import, under any applicable Environmental Law; and # any other chemical, material or substance regulated under any Environmental Law.

“Hazardous Materials” shall meanmeans # any petroleumpetrochemical or petroleum products, radioactive materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, and radon gas; and # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous waste,wastes,” “hazardous materials,” “restricted hazardous materials,” “extremely hazardous substances,wastes,” “restricted“restrictive hazardous waste,wastes,” “toxic substances,” “toxic pollutants,” “contaminants,”“contaminants” or “pollutants,” or words of similar import,meaning and regulatory effect, under any applicable Environmental Law; and # any other chemical, material or substance regulated under any Environmental Law.

“Hazardous Materials” shall mean # any petroleum or petroleum products, radioactive materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, dielectric fluid containing levels of polychlorinated biphenyls, and radon gas;gas, in each case, in excess of applicable legal limits; # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous waste,” “toxic substances,” “toxic pollutants,” “contaminants,” or “pollutants,” or words of similar import, under any applicable Environmental Law; and # any other chemical, material or substancesubstance, the exposure to, or Release of which is prohibited, limited or regulated underby any Environmental Law.Governmental Authority.

“Hazardous Materials” shall mean # any petroleum or petroleum products, radioactive materials, asbestos in any form that is or could become friable,products and byproducts, asbestos, urea formaldehyde foam insulation, polychlorinated biphenyls, radon gas, chlorofluorocarbons and radon gas; # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous waste,” “toxic substances,” “toxic pollutants,” “contaminants,” or “pollutants,” or words of similar import, under any applicable Environmental Law;all other ozone‑depleting substances; and # any other chemical, materialmaterial, substance, waste, pollutant or substancecontaminant that is prohibited, limited or regulated underby or pursuant to any Environmental Law.

“Hazardous Materials” shall mean # any material, substance, chemical, waste, product, derivative, compound, mixture, solid, liquid, mineral, or gas, in each case, whether naturally occurring or manmade, that is hazardous, acutely hazardous, toxic, or words of similar import or regulatory effect under Environmental Laws; and # any petroleum or petroleumpetroleum-derived products, radon, radioactive materials,materials or wastes, asbestos in any form that isform, lead, or could become friable,lead-containing materials, urea formaldehyde foam insulation, and polychlorinated biphenyls, and radon gas; # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous waste,” “toxic substances,” “toxic pollutants,” “contaminants,” or “pollutants,” or words of similar import, under any applicable Environmental Law; and # any other chemical, material or substance regulated under any Environmental Law.biphenyls.

“"Hazardous Materials”Materials" shall mean # any petroleum products, derivatives or petroleum products, radioactivebyproducts and all other hydrocarbons, coal ash, radon gas, lead, asbestos and asbestos-containing materials, asbestos in any form that is or could become friable,toxic mold, urea formaldehyde foam insulation, polychlorinated biphenyls, infectious or medical wastes and radon gas;chlorofluorocarbons and all other ozone-depleting substances, # any chemicals, materialspollutant, contaminant, waste or substances defined aschemical or included inany toxic, radioactive, ignitable, corrosive, reactive or otherwise hazardous substance, waste or material, or any substance, waste or material having any constituent elements displaying any of the definition of “hazardous substances,” “hazardous waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous waste,” “toxic substances,” “toxic pollutants,” “contaminants,” or “pollutants,” or words of similar import, under any applicable Environmental Law; andforegoing characteristics, # any other chemical,substance, waste or material that is prohibited, limited or substance regulated by or pursuant to or which can form the basis for liability under any Environmental Law.Law, and # Hazardous Wastes.

“Hazardous Materials” shall meanmeans # any petroleum“hazardous substance,” “pollutant,” “contaminant,” “hazardous waste,” “regulated substance,” “hazardous chemical” or petroleum products, radioactive materials,“toxic chemical” as designated, listed or defined (whether expressly or by reference) in any Environmental Law; # any other pollutant, chemical, substance, toxic, infectious, carcinogenic, reactive, corrosive, ignitable or flammable chemical, or chemical compound, or hazardous substance, material or waste, whether solid, liquid or gas, that is subject to regulation, control or remediation under any Environmental Laws, including any quantity of asbestos in any form that isform, urea, formaldehyde, polychlorinated biphenyls (PCBs), radon gas, petroleum, waste oil, crude oil, or could become friable, urea formaldehyde foam insulation, polychlorinated biphenyls, and radon gas; # any chemicals, materialsfraction thereof, all forms of natural gas, petroleum products or substances defined asby-products or included in the definition of “hazardous substances,” “hazardous waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous waste,” “toxic substances,” “toxic pollutants,” “contaminants,” or “pollutants,” or words of similar import, under any applicable Environmental Law;derivatives, and # any compound, mixture, solution, product or other chemical,substance or material that contains any hazardous substance or substance regulated under any Environmental Law.material referred to in [clause (a) and (b) above].

“Hazardous Materials” shall mean #means any chemical, material, waste or substance that is prohibited, limited or regulated by or pursuant to any Environmental Law, and any petroleum products, distillates or petroleum products, radioactivebyproducts and all other hydrocarbons, radon, asbestos or asbestos-containing materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, polychlorinated biphenyls, chlorofluorocarbons and radon gas; # any chemicals, materials or substances defined as or included in the definition of “hazardousall other ozone-depleting substances,” “hazardous waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous waste,” “toxic substances,” “toxic pollutants,” “contaminants,” or “pollutants,” or words of similar import, under any applicable Environmental Law; and # any other chemical, material or substance regulated under any Environmental Law.heavy metals.

“Hazardous Materials” shall mean # any hazardous, toxic or dangerous substances, materials and wastes, including hydrocarbons (including naturally occurring or man-made petroleum or petroleum products,and hydrocarbons), flammable explosives, asbestos, urea formaldehyde insulation, radioactive materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, polychlorinated biphenyls, pesticides, herbicides, sewage, sludge, industrial slag, solvents and/or any other similar substances, materials, or wastes and radon gas; #including any chemicals,other substances, materials or substances defined aswastes that are or included in the definition of “hazardous substances,” “hazardous waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous waste,” “toxic substances,” “toxic pollutants,” “contaminants,” or “pollutants,” or words of similar import, under any applicable Environmental Law; and # any other chemical, material or substancebecome regulated under any Environmental Law.Law (including any that are or become classified as hazardous or toxic under any Environmental Law).
