Enter upon and take possession of the Demised Premises and expel or remove [[Organization B:Organization]] and any other person who may be occupying said premises or any part thereof, without being liable for prosecution or any claim for damages therefore, with or without having terminated this Lease. [[Organization B:Organization]] shall remain liable for any and all Monthly Payments, rent and other charges hereunder.

Terminate this Lease, in which event [[Organization B:Organization]] shall immediately surrender the Demised Premises to [[Organization A:Organization]], and if [[Organization B:Organization]] fails to do so, [[Organization A:Organization]] may, without prejudice to any other remedy which it may have for possession or arrearages rental, enter upon and take possession of the Demised Premises and expel or remove [[Organization B:Organization]] and any other person who may be occupying said premises or any part thereof, without being liable for prosecution or any claim of damages therefore.
