If the term of this Sublease begins or ends on any day other than the first day of a calendar month, then all amounts to be paid by Subtenant to Tenant under this Sublease, including Base Rent and Subescalations, for the resulting fractions of a full calendar month shall be prorated on a per diem basis.
Rent shall be payable, in advance, on or before the first (1st) day of each and every calendar month during the Term of this Sublease; provided, however, that no Base Rent shall be due or payable for the period of time prior to the Rent Commencement Date specified in Section 1.1, above. Rent for any partial month shall be paid by Sublessee to Sublessor on a pro rata basis.
