Landlord shall provide reasonably sufficient electricity to the Premises (including adequate electrical wiring and facilities for connection to Tenant's lighting fixtures and incidental use equipment), provided that the connected electrical load of Tenant's lighting fixtures and the incidental use equipment does not, in the aggregate, exceed the connected electrical loads typically required at First Class Life Sciences Projects. CapEx Items” means fixtures, furnishings, equipment (including operating equipment, operating supplies and fixtures attached to and forming part of any Improvements), apparatus and other personal property to be used in, or held in storage for use in (or if the context so dictates, required in connection with), or otherwise required for the operation of any Property in accordance with this Agreement, including without limitation, # furnishings and equipment, # such other furnishings and equipment as the Borrowers deem necessary or desirable for the operation of the Improvements in accordance with this Agreement and # design fees, shipping costs, taxes and installation charges relating to the foregoing.

Personalty” means any and all “goods” (excluding “inventory,” and including, without limitation, all “equipment,” “fixtures,” appliances and furniture (as “goods,” “inventory,” “equipmentandfixtures” are defined in the applicable Uniform Commercial Code then in effect in the applicable jurisdiction)) from time to time situated on or used in connection with any of the Properties, whether now owned or held or hereafter arising or acquired, together with all replacements and substitutions therefore.

“Equipment” is all “equipment” as defined in the Code with such additions to such term as may hereafter be made, and includes without limitation all machinery, fixtures, goods, vehicles (including motor vehicles and trailers), and any interest in any of the foregoing.

Maintenance Records and Warranties. Maintenance work orders for the twenty-four (24) months preceding the Effective Date of this Agreement and warranties, if any, on roofs, air conditioning units, fixtures and equipment;

Tenant Items: # all standard supplemental heating, ventilation and air conditioning equipment and systems serving the Premises exclusively; # any equipment outside the Premises for Tenant’s exclusive use (other than Landlord’s Work or the Tenant Improvements); # except where installed as part of Landlord’s Work, any standard finishes, or fire protection equipment installed for Tenant’s exclusive use; # Tenant’s Telecomm equipment; # any kitchen/galley equipment in the Premises; # Tenant’s trade fixtures, and all other furniture, furnishings, equipment and systems of Tenant in the Premises, and # all Alterations.
