Landlord shall provide reasonably sufficient electricity to the Premises (including adequate electrical wiring and facilities for connection to Tenant's lighting fixtures and incidental use equipment), provided that the connected electrical load of Tenant's lighting fixtures and the incidental use equipment does not, in the aggregate, exceed the connected electrical loads typically required at First Class Life Sciences Projects. Tenant will design Tenant's electrical system serving any equipment producing nonlinear electrical loads to accommodate such nonlinear

the equipment, fixtures, machinery, tanks, flow lines, pipelines, gathering lines, saltwater disposal facilities, pumping units, gauges, meters, casing, rods and separation facilities, generators, compressors and compression equipment and facilities, production facilities, and all other personal property or fixtures located on or used in connection with the Leases and Lands or used in connection with the production, gathering, treatment, processing, storing, transportation, sale or disposal of hydrocarbons from the Lands or Leases (the “Equipment”);

“CapEx Items” means fixtures, furnishings, equipment (including operating equipment, operating supplies and fixtures attached to and forming part of any Improvements), apparatus and other personal property to be used in, or held in storage for use in (or if the context so dictates, required in connection with), or otherwise required for the operation of any Property in accordance with this Agreement, including without limitation, # furnishings and equipment, # such other furnishings and equipment as the Borrowers deem necessary or desirable for the operation of the Improvements in accordance with this Agreement and # design fees, shipping costs, taxes and installation charges relating to the foregoing.

“Personalty” means any and all “goods” (excluding “inventory,” and including, without limitation, all “equipment,” “fixtures,” appliances and furniture (as “goods,” “inventory,” “equipment” and “fixtures” are defined in the applicable Uniform Commercial Code then in effect in the applicable jurisdiction)) from time to time situated on or used in connection with any of the Properties, whether now owned or held or hereafter arising or acquired, together with all replacements and substitutions therefore.

“Equipment” is all “equipment” as defined in the Code with such additions to such term as may hereafter be made, and includes without limitation all machinery, fixtures, goods, vehicles (including motor vehicles and trailers), and any interest in any of the foregoing.

purchase money Liens or the interests of lessors under Capital Leases as to Equipment, Real Property or fixtures to the extent that such Liens or interests secure Permitted Purchase Money Indebtedness and so long as # such Lien attaches only to the Equipment, Real Property or fixtures purchased or acquired and the proceeds thereof, and # such Lien only secures the Indebtedness that was incurred to acquire the asset purchased or acquired or any Refinancing Indebtedness in respect thereof,

except as set forth in [Schedule 2.1(j)], all tangible personal property, including all machinery, equipment (including all transportation and office equipment), vehicles, computers, mobile phones, fixtures, trade fixtures, computer equipment, hardware, peripherals, information technology infrastructure, telephone systems, furniture, office supplies, production supplies, spare parts, other miscellaneous supplies, and other tangible personal property of any kind owned by any Seller, wherever located, including all such items which are located in any building, warehouse, office or other space leased, owned or occupied by any Seller or any other space where any of Sellers’ properties and or any other assets may be situated;

Purchase such furniture, fixtures and equipment and make such leasehold improvements as are required by the General Partner for the renovation of the business premises of the Business.

Maintenance Records and Warranties. Maintenance work orders for the twenty-four (24) months preceding the Effective Date of this Agreement and warranties, if any, on roofs, air conditioning units, fixtures and equipment;

Tenant Items: # all standard supplemental heating, ventilation and air conditioning equipment and systems serving the Premises exclusively; # any equipment outside the Premises for Tenant’s exclusive use (other than Landlord’s Work or the Tenant Improvements); # except where installed as part of Landlord’s Work, any standard finishes, or fire protection equipment installed for Tenant’s exclusive use; # Tenant’s Telecomm equipment; # any kitchen/galley equipment in the Premises; # Tenant’s trade fixtures, and all other furniture, furnishings, equipment and systems of Tenant in the Premises, and # all Alterations.
