Existing Premises. Notwithstanding anything to the contrary in the Lease Tenant shall continue to pay to Landlord monthly installments of Base Rent for the Existing Premises in accordance with the terms of the Lease.

Tenant acknowledges that # the emergency generator will not be installed until after it is delivered to the site in February 2022, and # the Lease Commencement Date will not be dependent on the installation of the emergency generator. Tenant agrees that it will move into the Existing Premises and commence paying Rent when the Existing Premises are ready for occupancy on or about November 29, 2021 (and if the Existing Premises are ready for occupancy before November 29, 2021, the Lease Commencement Date shall nevertheless be November 29, 2021). As stated in the Original Lease, the Lease Expiration Date shall be the last day of the sixty-second (62nd) full month after the Lease Commencement Date. All references to “Lease Term” in the Lease and this Amendment shall be deemed references to the Lease Term as stated in the Original Lease.
