For purposes of this Lease, the term “Hazardous Materials” means # any “hazardous material” as defined in Section 25501(n) of the California Health and Safety Code, # hydrocarbons, polychlorinated biphenyls or asbestos,

Definition of Hazardous Materials. As used in this Lease, the term “Hazardous Materials” shall mean and include # any hazardous or toxic wastes, materials or substances, and other pollutants or contaminants, which are or become regulated by any Environmental Laws (defined below); # petroleum, petroleum by-products, gasoline, diesel fuel, crude oil or any fraction thereof; # asbestos and asbestos-containing material, in any form, whether friable or non-friable; # polychlorinated biphenyls; # radioactive materials; # lead and lead-containing materials; # any other material, waste or substance displaying toxic, reactive, ignitable or corrosive characteristics, as all such terms are used in their broadest sense, and are defined or become defined by any Environmental Law; # any materials which cause or threatens to cause a nuisance upon or waste to any portion of the Project or any surrounding property; or poses or threatens to pose a hazard to the health and safety of persons on the Premises, any other portion of the Project or any surrounding property or # types of waste described in [Section 117690] of California's Health and Safety Code as medical waste and any similar type of waste. For purposes of this Lease, the term "Hazardous Materials" shall not include nominal amounts of ordinary household cleaners, office supplies and janitorial supplies which are not actionable under any Environmental Laws.
