Yielding Possession. At the expiration or termination of the Lease term, the Tenant will remove all of the Tenant’s personal property, goods, and effects and peaceably yield the Premises to the Landlord in as good a condition as when delivered to the Tenant, except for ordinary wear and tear. If the Tenant leaves any personal property on the Premises after the expiration or termination of the Lease term, the Landlord may store that personal property at the Tenant’s expense.

Yielding Possession.Return of Premises. At the expiration or sooner termination of the Lease term, theterm hereof, Tenant will remove from the Premises its property and that of all of the Tenant’s personal property, goods,claiming under it and effects andwill peaceably yield up to Landlord the Premises to the Landlord in as good a condition in all respects as when delivered to the Tenant, except forsame were at the commencement of this Lease, ordinary wear and tear. Iftear, damage by the Tenant leaveselements, by any personal property on the Premises after the expiration or terminationexercise of the Lease term, the Landlord may store that personal property at the Tenant’s expense.right of eminent domain or by public or other authority, and by any casualty excepted.

Yielding Possession. AtRemoval of Tenant Property by Tenant. Upon the expiration or termination of the Lease term,Term, or upon any earlier termination of this Lease, Tenant shall, subject to the Tenant will remove allprovisions of this Article 15, quit and surrender possession of the Tenant’s personal property, goods, and effects and peaceably yield the Premises to the Landlord in as good aorder and condition as when deliveredTenant took possession and as thereafter improved by Landlord and/or Tenant, reasonable wear and tear and repairs which are specifically made the responsibility of Landlord hereunder, and/or damage due to casualty excepted. Upon such expiration or termination, Tenant shall, without expense to Landlord, remove or cause to be removed from the Premises all debris and rubbish, and such items of furniture, equipment, free-standing cabinet work, movable partitions and other articles of personal property owned by Tenant or installed or placed by Tenant at its expense in the Premises, and such similar articles of any other persons claiming under Tenant, as Landlord may, in its sole discretion, require to be removed, and Tenant shall repair at its own expense all damage to the Tenant, except for ordinary wearPremises and tear.
