COVENANT OF QUIET ENJOYMENT. Landlord covenants that Tenant, on paying the Rent, charges for services and other payments herein reserved and on keeping, observing and performing all the other terms, covenants, conditions, provisions and agreements herein contained on the part of Tenant to be kept, observed and performed, shall, during the Lease Term, peaceably and quietly have, hold and enjoy the Premises subject to the terms, covenants, conditions, provisions and agreements hereof without interference by any persons lawfully claiming by or through Landlord. The foregoing covenant is in lieu of any other covenant express or implied.

COVENANT OF QUIET ENJOYMENT.Quiet Enjoyment. Landlord covenants that Tenant, onupon paying the Rent, charges for services and other payments herein reserved and on keeping, observingRent and performing all the other terms, covenants, conditions, provisions and agreements hereinits obligations contained on the part of Tenant to be kept, observed and performed, shall, during the Lease Term, peaceablyin this Lease, may peacefully and quietly have, hold and enjoy the PremisesPremises, free from any claim by Landlord or persons claiming under Landlord, but subject to all of the terms, covenants, conditions,terms and provisions hereof, provisions of Applicable Laws and agreements hereof without interference by any persons lawfully claiming byrights of record to which this Lease is or through Landlord. The foregoingmay become subordinate. This covenant is in lieu of any other covenantquiet enjoyment covenant, either express or implied.

COVENANT OF QUIET ENJOYMENT.Quiet Enjoyment. Landlord covenants that Tenant, onupon paying the Rent, charges for services and other payments herein reserved and on keeping, observingRent and performing all the other terms, covenants, conditions, provisions and agreements herein containedcovenants hereof on the part of Tenant to be kept, observedperformed, shall and performed, shall, during the Lease Term,may peaceably and quietly have, hold and enjoy the Premises subject toand all related appurtenances, rights, privileges and easements throughout the terms, covenants, conditions, provisions and agreementsterm hereof without interferenceany lawful (or unlawful) hindrance by Landlord and any persons lawfullyperson claiming byby, through or through Landlord. The foregoingunder it. Landlord shall not be deemed to have breached its covenant of quiet and enjoyment if Tenant is in lieuunable to secure the necessary permits to conduct surface parking on the Premises, or any renewals or extensions of any other covenant express or implied.such permits.

COVENANT OF QUIET ENJOYMENT. Landlord covenants that Tenant, on payingit has the Rent, charges for servicesright to enter into this Lease, and other payments herein reservedthat so long as no Event of Default exists and on keeping, observing and performing allis continuing, then, subject to the other terms, covenants, conditions, provisions and agreements herein contained on the part of this Lease, Tenant to be kept, observed and performed, shall,shall during the Lease Term,Term peaceably and quietly have, holdoccupy and enjoy the full possession of the Premises subject to the terms, covenants, conditions, provisions and agreements hereofenjoyment of all its rights under this Lease (i.e., quiet enjoyment) without interferencehindrance or objection by any persons lawfully claiming by or throughunder Landlord. The foregoing covenant of quiet enjoyment is in lieu of any other covenantcovenant, express or implied.implied, except for Landlord’s written agreements expressly set forth in his Lease.

COVENANT OF QUIET ENJOYMENT. Landlord covenants that Tenant, on payingQuiet Enjoyment. Upon payment by Tenant of the Rent, charges for services and other payments herein reservedupon the observance and on keeping, observing and performingperformance of all of the other terms, covenants, conditions, provisionsterms and agreements herein containedconditions on theTenant’s part of Tenant to be kept, observed and performed, shall, during the Lease Term,Tenant shall peaceably and quietly have, hold and enjoy the Premises subject tofor the terms, covenants, conditions, provisions and agreements hereofterm hereby demised without interferencehindrance or interruption by Landlord or any other person or persons lawfully or equitably claiming by, through or under Landlord, subject, nevertheless, to all of the other terms and conditions of this Lease. Landlord shall not be liable for any hindrance, interruption, interference or disturbance by other tenants or through Landlord. The foregoing covenant is in lieuthird persons, nor shall Tenant be released from any obligations under this Lease because of any other covenant expresssuch hindrance, interruption, interference or implied.disturbance.
