Building Lobby Signage. Subject to the terms and conditions set forth in this Paragraph 13, Tenant shall have the right, at Tenants sole cost and expense, to install tenant-identification signage on an interior wall in the lobby located on the first floor of the Building in a location mutually agreeable to Landlord and Tenant (Building Lobby Signage). Landlord shall have the right to approve the name, logo, material, typeface, graphic format, proportions, precise location, size, content, design of the Building Lobby Signage, which approval shall not be unreasonably withheld, conditioned or delayed. Landlord hereby approves the name [[Organization A:Organization]] and Tenants current logo for use in the Building Lobby Signage.
Lobby Sign. Tenant shall also have the non-exclusive right to have its name and logo on a sign in the lobby (the Lobby Sign) in one (1) of the two (2) locations shown on Exhibit M-11] attached hereto, as designated by Landlord in its sole discretion, subject to Tenant obtaining all permits and approvals required by Law, including without limitation, the approval of the City of Boston and the Boston Planning and Development Agency. Landlord shall approve the Lobby Sign (and any replacement thereof) prior to its installation, such approval not to be unreasonably withheld, conditioned or delayed; provided, however, it shall not be unreasonable for Landlord to withhold its approval of a proposed Lobby Sign that # contains more than one color (i.e., is not monochromatic), # is not compatible with the first-class appearance, quality and operation of the Building, or # is not in compliance with Exhibit M-11]. Landlord agrees that Landlord shall not permit any sign to be installed in the lobby by any other tenant of the Building, or on behalf of any other tenant of the Building, that has larger lettering or occupies a larger area than that permitted for Tenants Lobby Sign.
Signage. Subject to Landlord’s prior written approval, which shall not be unreasonably withheld, conditioned, or delayed, and provided that all signs are comparable to that used by Landlord for the Building and comply with Landlord’s Building standard signage, at Tenant’s sole cost and expense # Tenant, may install Tenant identification signage on a Building monument sign as designated by Landlord (if applicable) and Building entrance signage, # if other tenants occupy space on the floor on which the Premises is located, Landlord will provide Tenant's identifying suite entrance signage, and # Landlord will list Tenant’s name in the Building directory, lobby identification signage, and internal directional signage, if applicable. All signage shall conform with Landlord’s Building standard specifications.
Exterior Signage. Subject to the terms and conditions set forth in this Paragraph 13, if Landlord installs any exterior signage identifying tenants of the Building on the Building or within the parcel upon which the Building is located (commonly referred to as Station 4 Block) (the Exterior Signage), Tenant shall have the right to install, at its sole cost and expense, a sign identifying Tenant on the Exterior Signage, provided that # Tenant shall obtain Landlords prior approval of the name, logo, material, typeface, graphic format, proportions, precise location, size, content, design, and method of attachment of such signage, which shall not be unreasonably withheld, conditioned or delayed and # such signage shall comply with the Buildings standard signage program and all Applicable Laws. Landlord hereby approves the name [[Organization A:Organization]] and Tenants current logo for use in the Exterior Signage.
Governmental Approvals. Tenant, at Tenants expense, shall be responsible for obtaining all required permits and approvals for each of Tenants Exterior Signage, Building Top Signage and Building Lobby Signage (collectively, Tenants Signs). Tenants Signs must comply with all Applicable Laws. Landlord, at no cost to Landlord, shall cooperate with Tenant to obtain all required permits and approvals for Tenants Signs. Tenant hereby acknowledges that, notwithstanding Landlords approval of Tenants Signs, Landlord has made no representations or warranties to Tenant with respect to the probability of obtaining such permits and approvals, nor the availability or location of the Building Top Signage, and the failure of Tenant to obtain such permits and approvals shall not delay the Term Commencement Date or release Tenant from any obligations under this Lease.
