Signage. Subject to Landlord’s prior written approval, which shall not be unreasonably withheld, conditioned, or delayed, and provided that all signs are comparable to that used by Landlord for the Building and comply with Landlord’s Building standard signage, at Tenant’s sole cost and expense # Tenant, may install Tenant identification signage on a Building monument sign as designated by Landlord (if applicable) and Building entrance signage, # if other tenants occupy space on the floor on which the Premises is located, Landlord will provide Tenant's identifying suite entrance signage, and # Landlord will list Tenant’s name in the Building directory, lobby identification signage, and internal directional signage, if applicable. All signage shall conform with Landlord’s Building standard specifications.

Exterior Signage. Subject to Landlord's prior written approval, which shall not be unreasonably withheld, conditioned or delayed, and provided all signs are in keeping with the quality, design and style of the Building and Project, Tenant, at its sole cost and expense, may install # identification signage on the monument sign outside the front entrance to the Building (which monument Landlord shall install at its sole cost prior to the Lease Commencement Date) # Building entrance signage, internal directional and lobby identification signage, and # one (1) sign on the Building in a mutually reasonably approved location all in accordance with the Project master signage program (collectively, "Tenant Signage"); provided, however, # in no event shall Tenant's Signage include an "Objectionable Name," as that term is defined in Section 23.3, of this Lease, and # if not already completed, Landlord shall consult with Tenant prior to finalizing the master signage program and consider in good faith Tenant's reasonable comments with respect thereto. All such signage shall be subject to Tenant's obtaining all required governmental approvals. All permitted signs shall be maintained by Tenant at its expense in a first-class and safe condition and appearance. Upon the expiration or earlier termination of this Lease, Tenant shall remove all of its signs at Tenant's sole cost and expense. The graphics, materials, color, design, lettering, lighting, size, illumination, specifications and exact location of Tenant's Signage (collectively, the "Sign Specifications") shall be subject to the prior written approval of Landlord, which approval shall not be unreasonably withheld, conditioned or delayed, and shall be consistent and compatible with the quality and nature of the Project. Tenant hereby acknowledges that, notwithstanding Landlord's approval of Tenant's Signage, Landlord has made no representation or warranty to Tenant with respect to the probability of obtaining all necessary governmental approvals and permits for Tenant's Signage. In the event Tenant does not receive the necessary governmental approvals and permits for Tenant's Signage, Tenant's and Landlord's rights and obligations under the remaining terms of this Lease shall be unaffected. Except as required by applicable law, Landlord shall not install any other signage on the Building. If Landlord elects to install a multi- tenant identification sign at the entrance to the Project, Tenant shall be entitled to install its name on such sign (subject to availability on a pro-rata basis based on the relative square footages leased by the tenants of the Project), at Tenant's sole cost and expense.

No sign, advertisement or notice (“Signage”) shall be exhibited, painted or affixed by Tenant on any part of the Premises (that is visible outside of the Premises) or the Building without Landlord’s prior written consent, which consent shall not be unreasonably withheld, conditioned or delayed. Tenant shall be entitled to Building and Project Signage substantially consistent with the Signage permitted for comparable Tenants in the Project, including, # a listing of Tenant’s name in the Building’s lobby directory, # suite identification signage on or adjacent to the entrance to the Premises, and # Tenant shall be entitled to Building-top Signage and, for so long as a monument sign exists for tenants of the Building, a space on such monument sign; in each case, in accordance with Landlord’s signage criteria at the Project set forth in [Exhibit I] attached hereto. For any Signage, Tenant shall, at Tenant’s own cost and expense, # acquire all permits for such Signage in compliance with Applicable Laws and # design, fabricate, install and maintain such Signage in a first-class condition. Tenant shall be responsible for reimbursing Landlord for costs incurred by Landlord in removing any of Tenant’s Signage upon the expiration or earlier termination of the Lease. Interior signs on entry doors to the Premises and the directory tablet, if any, shall be inscribed, painted or affixed for Tenant by Landlord at Tenant’s sole cost and expense, and shall be of a size, color and type and be located in a place reasonably acceptable to Landlord and in compliance with requirements of Applicable Law. The directory tablet shall be provided exclusively for the display of the name and location of tenants only. Tenant shall not place anything on the exterior of the corridor walls or corridor doors other than Landlord’s standard lettering. At Landlord’s option, Landlord may install any Tenant Signage, and Tenant shall pay all costs associated with such installation within thirty (30) days after demand therefor.

Building Lobby Signage. Subject to the terms and conditions set forth in this Paragraph 13, Tenant shall have the right, at Tenant’s sole cost and expense, to install tenant-identification signage on an interior wall in the lobby located on the first floor of the Building in a location mutually agreeable to Landlord and Tenant (“Building Lobby Signage”). Landlord shall have the right to approve the name, logo, material, typeface, graphic format, proportions, precise location, size, content, design of the Building Lobby Signage, which approval shall not be unreasonably withheld, conditioned or delayed. Landlord hereby approves the name “[[Organization A:Organization]]” and Tenant’s current logo for use in the Building Lobby Signage.

Subject to the terms and conditions of this Section 38. Tenant shall have the non-exclusive right to display, at Tenant’s sole cost and expense, one (1) sign bearing Tenant’s name and logo on the building top above the entrance of the Premises on the south side of the Building and otherwise in a location reasonably acceptable to Landlord (“Building Sign”). Subject to the terms and conditions of this Section 38, Tenant shall also have the non-exclusive right to display, at Tenant’s sole cost and expense, signage bearing Tenant’s name and logo on the monument sign serving the Project (the “Monument Sign”). Tenant further acknowledges and agrees that Tenant’s signage on the Monument Sign and the Building Sign including, without limitation, the location, size, color and type, shall be subject to Landlord’s prior written approval, which shall not be unreasonably withheld and shall comply with Landlord’s signage program at the Project and with applicable Legal Requirements. Tenant shall be responsible, at Tenant’s sole cost and expense, for the maintenance of Tenant’s signage on the Monument Sign and the Building Sign, for the removal of Tenant’s signage from the Monument Sign and the Building Sign at the expiration or earlier termination of this Lease and for the repair all damage resulting from such removal.

Tenant shall have the right, at its sole cost and expense, to install identification signage on its entry door or wall and within the elevator vestibule of each full floor of the Premises. With respect to any multi-tenant floors on which the Premises are located, Tenant shall have the right, at Tenant’s sole cost and expense, to install identification signage on the entry doors to such portion of the Premises and Landlord shall, at Landlord’s sole cost and expense, include Tenant’s name on any directory maintained by Landlord for such floor.”

Permitted Signage. Tenant may place Signage at Tenant’s main entrance to display Tenant’s business name, type of business and/or logo only. Tenant may also install Signage at Tenant’s main entrance to display Tenant’s hours of operation and such other information approved by Landlord in writing. Landlord shall designate the specific location of Tenant’s Signage.
