Base Rent. From and after the Initial Premises Commencement Date, during each month of the Term of this Sublease, Subtenant shall pay as base rent for the Premises (“Base Rent”) as follows:

Monthly Base Rent. Commencing on the Commencement Date and continuing throughout the Term, Sublessee shall pay to Sublessor monthly base rent (“Monthly Base Rent”) for the Premises as follows:

Base Rent. Beginning on the date that is six (6) months from the Commencement Date (the “Rent Commencement Date”), Sub-Subtenant shall pay base rent to Sub-Sublandlord in the following amounts during the following periods (each payment, a monthly installment of “Base Rent”):

Base Rent. Commencing on the Sublease Commencement Date, Subtenant shall pay to Sublandlord base rent (the “Base Rent”) for the Subleased Premises in the same amount on a per square foot basis as is payable by Sublandlord to Landlord under the Master Lease. Base Rent shall be payable in advance, without demand and without abatement, reduction, set-off or deduction, on the first day of each calendar month during the Sublease Term with appropriate prorations for partial months.

Base Rent. Subtenant shall pay to Sublandlord monthly base rent (the “Base Rent”) for the Subleased Premises as follows:

Sublessee shall pay Base Rent for the Initial Premises for the first month of the Sublease Term at the time of its execution of this Sublease.

Base Rent and Subtenant Additional Rent. Beginning on the Commencement Date and continuing for the Term, Subtenant shall pay to [[Organization A:Organization]] as rent for the Subleased Premises the following amounts: Base rent ("Base Rent") in the amounts set forth in the table below:

Base Rent. During the Term, Subtenant shall pay to Sublandlord as base monthly rent ("Base Rent") the following amounts per month (which amounts are equal to $7.25 per rentable square foot per month for one hundred percent (100%) of the Subleased Premises and twenty five percent (25%) of the Shared Area, with an annual increase of 3.5% commencing on the first anniversary of the Commencement Date):

“During the Term, Sublessee shall pay in advance to Sublessor on or before the 1st day of each month (except for the first payment, which shall be made on the Commencement Date), the following amounts as Base Rent (as defined below):
