Base Monthly Rent. Commencing on the Rent Commencement Date (as determined pursuant to Paragraph 2.3 above) and continuing throughout the Lease Term, Tenant shall pay to Landlord, without prior demand therefor, in advance on the first day of each calendar month, cash or other immediately available good funds in the amount set forth as “Base Monthly Rent” in Article 1 (the “Base Monthly Rent”). Notwithstanding the foregoing, 50% of each payment of Base Monthly Rent for each of the first twenty-four (24) months after the Rent Commencement Date shall be abated.

Monthly Base Rent. Commencing on the Commencement Date and continuing throughout the Term, Sublessee shall pay to Sublessor monthly base rent (“Monthly Base Rent”) for the Premises as follows:

Base Monthly Rent. Notwithstanding anything to the contrary in the Lease, Base Monthly Rent from and after November 1, 2022, inclusive of the First Extension Period, shall be as follows:

Monthly Base Rent. Paragraph 3(c) of the Lease is hereby amended to provide that, as of October 1, 2022, Lessee shall pay Monthly Base Rent for the Premises in accordance with the following schedule:

Premises Through Day Before Second Extension Dates. The Base Monthly Rent, Additional Rent and all other charges under the Lease shall be payable as provided therein with respect to the each portion of the Premises through and including the day before each of the respective Second Extension Dates.

Base Monthly Rent. Following the execution of this Amendment, Lessee shall pay Base Monthly Rent on or before the first day of each month without deduction or offset in accordance with the following schedule:

Base Monthly Rent. In addition to Tenant's obligation to pay Base Monthly Rent for the Existing Premises and the Storage Space (as specified in [Section 12] below), from and after the Suite C-2 Commencement Date, Tenant shall pay Base Monthly Rent for the Suite C-2 Expansion Space as follows:

Base Monthly Rent. Tenant’s obligation to pay Base Monthly Rent for the Expansion Premises shall commence upon the Expansion Premises Commencement Date. Beginning on the Expansion Premises Commencement Date, the Base Monthly Rent payable by Tenant for the Expansion Premises shall be Four Thousand Eight Hundred Forty-Five and 00/100 Dollars ($4,845.00) (i.e., approximately $1.02 per square foot of the Expansion Premises) NNN, subject to adjustment in accordance with Section 4 below.

Monthly Base Rent. The monthly base rent payable by Tenant for the Premises in accordance with the following schedule.

Monthly Base Rent. Tenant shall pay to Landlord, in lawful money of the United States, commencing on the Commencement Date and continuing thereafter, Monthly Base Rent in the amounts set forth in Paragraph 1.5 of this Agreement. Base Rent shall be payable by the 5th of each calendar month.
