“Hazardous Materials” means # any petrochemical or petroleum products, radioactive materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, and radon gas; and # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous wastes,” “hazardous materials,” “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,” “toxic substances,” “toxic pollutants,” “contaminants” or “pollutants,” or words of similar meaning and regulatory effect, under any applicable Environmental Law.

“Hazardous Materials” meansshall mean # any petrochemicalpetroleum or petroleum products, radioactive materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, and radon gas; and # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous wastes,waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,waste,” “toxic substances,” “toxic pollutants,” “contaminants”“contaminants,” or “pollutants,” or words of similar meaning and regulatory effect,import, under any applicable Environmental Law; and # any other chemical, material or substance regulated under any Environmental Law.

“Hazardous Materials” meansshall mean # any petrochemicalpetroleum or petroleum products, radioactive materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, and radon gas; andgas, in each case, in excess of applicable legal limits; # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous wastes,waste,” “hazardous materials,” “extremely hazardous substances,” “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,waste,” “toxic substances,” “toxic pollutants,” “contaminants”“contaminants,” or “pollutants,” or words of similar meaning and regulatory effect,import, under any applicable Environmental Law.Law; and # any other chemical, material or substance, the exposure to, or Release of which is prohibited, limited or regulated by any Governmental Authority.

“Hazardous Materials” meansshall mean # any petrochemical or petroleum products, radioactive materials, asbestos in any form that is or could become friable,products and byproducts, asbestos, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, radon gas, chlorofluorocarbons and radon gas;all other ozone‑depleting substances; and # any chemicals, materialschemical, material, substance, waste, pollutant or substances defined ascontaminant that is prohibited, limited or included in the definition of “hazardous substances,” “hazardous wastes,” “hazardous materials,” “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,” “toxic substances,” “toxic pollutants,” “contaminants”regulated by or “pollutants,” or words of similar meaning and regulatory effect, underpursuant to any applicable Environmental Law.

“Hazardous Materials” meansshall mean # any petrochemicalmaterial, substance, chemical, waste, product, derivative, compound, mixture, solid, liquid, mineral, or gas, in each case, whether naturally occurring or manmade, that is hazardous, acutely hazardous, toxic, or words of similar import or regulatory effect under Environmental Laws; and # any petroleum or petroleum-derived products, radon, radioactive materials,materials or wastes, asbestos in any form that isform, lead, or could become friable,lead-containing materials, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels ofand polychlorinated biphenyls, and radon gas; and # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous wastes,” “hazardous materials,” “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,” “toxic substances,” “toxic pollutants,” “contaminants” or “pollutants,” or words of similar meaning and regulatory effect, under any applicable Environmental Law.biphenyls.

“Hazardous Materials” means # any petrochemicalchemical, material, waste or substance that is prohibited, limited or regulated by or pursuant to any Environmental Law, and any petroleum products, radioactivedistillates or byproducts and all other hydrocarbons, radon, asbestos or asbestos-containing materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, chlorofluorocarbons and radon gas;all other ozone-depleting substances, and # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous wastes,” “hazardous materials,” “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,” “toxic substances,” “toxic pollutants,” “contaminants” or “pollutants,” or words of similar meaning and regulatory effect, under any applicable Environmental Law.heavy metals.

"Hazardous Materials” meansMaterials" shall mean # any petrochemical or petroleum products, radioactivederivatives or byproducts and all other hydrocarbons, coal ash, radon gas, lead, asbestos and asbestos-containing materials, asbestos in any form that is or could become friable,toxic mold, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, infectious or medical wastes and radon gas;chlorofluorocarbons and all other ozone-depleting substances, # any pollutant, contaminant, waste or chemical or any toxic, radioactive, ignitable, corrosive, reactive or otherwise hazardous substance, waste or material, or any substance, waste or material having any constituent elements displaying any of the foregoing characteristics, # any substance, waste or material that is prohibited, limited or regulated by or pursuant to or which can form the basis for liability under any Environmental Law, and # any chemicals, materials or substances defined as or included in the definition of “hazardous substances,” “hazardous wastes,” “hazardous materials,” “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,” “toxic substances,” “toxic pollutants,” “contaminants” or “pollutants,” or words of similar meaning and regulatory effect, under any applicable Environmental Law.Hazardous Wastes.

“Hazardous Materials”Material” means # any petrochemicalpetroleum products or petroleum products, radioactive materials, asbestos in any form that is or could become friable,byproducts and all other hydrocarbons, coal ash, radon gas, asbestos, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, chlorofluorocarbons and radon gas;all other ozone-depleting substances and # any chemicals, materialschemical, material, substance or substances defined aswaste that is prohibited, limited or included in the definition of “hazardous substances,” “hazardous wastes,” “hazardous materials,” “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,” “toxic substances,” “toxic pollutants,” “contaminants”regulated by or “pollutants,” or words of similar meaning and regulatory effect, underpursuant to any applicable Environmental Law.

“Hazardous Materials” means #shall mean any petrochemicalhazardous, toxic or dangerous substances, materials and wastes, including hydrocarbons (including naturally occurring or man-made petroleum products,and hydrocarbons), flammable explosives, asbestos, urea formaldehyde insulation, radioactive materials, asbestos in any form that is or could become friable, urea formaldehyde foam insulation, transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, pesticides, herbicides, sewage, sludge, industrial slag, solvents and/or any other similar substances, materials, or wastes and radon gas; and #including any chemicals,other substances, materials or substances defined aswastes that are or included in the definition of “hazardous substances,” “hazardous wastes,” “hazardous materials,” “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,” “toxic substances,” “toxic pollutants,” “contaminants” or “pollutants,” or words of similar meaning and regulatory effect,become regulated under any applicable Environmental Law.Law (including any that are or become classified as hazardous or toxic under any Environmental Law).

As used herein, “Hazardous Materials” means # any petrochemicallead-based paint, petroleum, hazardous or toxic petroleum-derived substances or petroleum products, flammable explosives, radioactive materials, radon, asbestos in any form that is or could become friable,friable (“ACM”), urea formaldehyde foam insulation, mold that has a significant adverse effect on human health or property, and transformers or other equipment that contain dielectric fluid containing regulated levels of polychlorinated biphenyls, and radon gas; andbiphenyls (PCBs); # any chemicals,chemicals or other materials or substances which are regulated, classified or defined as or included in the definition of “hazardous substances,” “hazardous wastes,”wastes”, “hazardous materials,”materials”, “extremely hazardous wastes”, “restricted hazardous materials,” “extremely hazardous wastes,” “restrictive hazardous wastes,”wastes”, “toxic substances,”substances”, “toxic pollutants,” “contaminants”pollutants”, “pollutant” or “pollutants,”“contaminant” or wordsany similar denomination intended to classify substances by reason of similar meaning and regulatory effect,toxicity, carcinogenicity, ignitability, corrosivity or reactivity under any applicableEnvironmental Law; and # any other waste, material (including, without limitation, building construction materials and debris) or substance that is regulated by, or may in the future form the basis of liability under, any Environmental Law.
