Hazardous Materials” means any substances or materials # which are or become defined as hazardous wastes, hazardous substances, pollutants, contaminants, chemical substances thator mixtures or toxic substances under any Environmental Law, # which are defined or listed in,toxic, explosive, corrosive, flammable, infectious, radioactive, carcinogenic, mutagenic or otherwise classified pursuant to,harmful to public health or the environment and are or become regulated by any applicable lawsGovernmental Authority, # the presence of which require investigation or regulations as “hazardous substances,” “hazardous materials,” “hazardous wastes,” “toxic substances,”remediation under any Environmental Law or common law, # the discharge or emission or release of which requires a permit or license under any Environmental Law or other formulation intendedGovernmental Approval, # which are deemed by a Governmental Authority to define, list,constitute a nuisance or classify substances by reason of deleterious properties such as ignitability, corrosivity, reactivity, carcinogenicity, reproductive toxicity,a trespass which pose a health or “EP toxicity,”safety hazard to Persons or neighboring properties, or # oil, petroleum, orwhich contain, without limitation, asbestos, polychlorinated biphenyls, urea formaldehyde foam insulation, petroleum hydrocarbons, petroleum derived substances, natural gas,substances or waste, crude oil, nuclear fuel, natural gas liquids,or synthetic gas, drilling fluids, produced waters, and other wastes associated with the exploration, development, or production of crude oil, natural gas, or geothermal resources, # any flammable substances or explosives or any radioactive materials, and # asbestos in any form or electrical equipment that contains any oil or dielectric fluid containing levels of polychlorinated biphenyls in excess of 50 parts per million.gas.

Hazardous Materialsmeansmeans: # substancesany substance, material, or waste that are defined or listed in, or otherwise classified pursuant to, any applicable laws or regulations asis included within the definitions of “hazardous substances,” “hazardous materials,” “hazardous wastes,waste,” “toxic substances,” “toxic materials,” “toxic waste,” or words of similar import in any Environmental Law; # those substances listed as hazardous substances by the United States Department of Transportation (or any successor agency) (49 C.F.R. 172.101 and amendments thereto) or by the Environmental Protection Agency (or any successor agency) (40 C.F.R. Part 302 and amendments thereto); and # any substance, material, or waste that is petroleum, petroleum-related, or a petroleum by-product, asbestos or asbestos-containing material, polychlorinated biphenyls, flammable, explosive, radioactive, freon gas, radon, or a pesticide, herbicide, or any other formulation intended to define, list, or classify substances by reason of deleterious properties such as ignitability, corrosivity, reactivity, carcinogenicity, reproductive toxicity, or “EP toxicity,” # oil, petroleum, or petroleum derived substances, natural gas, natural gas liquids, synthetic gas, drilling fluids, produced waters, and other wastes associated with the exploration, development, or production of crude oil, natural gas, or geothermal resources, # any flammable substances or explosives or any radioactive materials, and # asbestos in any form or electrical equipment that contains any oil or dielectric fluid containing levels of polychlorinated biphenyls in excess of 50 parts per million.agricultural chemical.
